For Landlord’s unfamiliar with the letting process we have created this step by step guide to tenant introduction to help you;

STEP ONE

Valuation & Marketing

  • Commission EPC
  • Take photographs
  • Prepare marketing details
  • Advertise on RSK website and selected property portals
  • Produce newspaper advert
  • Erect “To Let” board
  • Accompanied viewing by RSK staff
  • Regular feedback to landlord

STEP TWO
OFFER

RSK responsibilities

  • Collect holding deposit
  • Request tenant referee information
  • Confirm terms of offer to tenant and landlord in writing
  • Qualify references
  • Draw up tenancy agreement
  • Collect first months rent
  • Collect tenancy deposit
  • Notify utility companies (except telephone) and local authority*
  • Send standing order mandates to tenants bank
  • Transfer rent and deposit to landlord less RSK fee

Tenants responsibilities

  • Supply referee information to RSK
  • Contact utilities
  • Organise bank draft

Landlord responsibilities

  • Obtain necessary gas and electrical certificates
  • Sign RSK terms & conditions of business
  • Supply sufficient keys for all tenants
  • Approve References
  • Sign contracts
  • Supply up to date and accurate inventory
  • Ensure the property is clean and ready for occupation
  • Register the tenancy deposit with an approved government scheme 
  • Provide up to date EPC certificate prior to marketing 

STEP THREE

  • Completing the tenancy
  • Tenants sign contract
  • RSK send standing orders to tenants bank
  • Tenants pay balance of first month’s rent & agreed deposit
  • Tenants attend check in with inventory clerk
  • Landlord signs tenancy agreement
  • Copies of documentation issued to both parties
